PHASE STORES ARCHITECTS AND HONORARIUM

I. Task Type and Scope of Work Architect


Main Service of Architects in planning and design of Architecture will be carried out in series of work as follows:

Work Phase 1: Design Draft Stage

Work Phase 2: Pre-Design Phase / Design Schematic

Work Phase 3: Design Development

Work Phase 4: Phase Making Work

Work Phase 5: Stage Procurement Process Construction Procurement

Work Phase 6: Periodic Supervision Phase.


Implementation of the stages of work Design is carried out as follows:


Each stage of the design work can be performed if the previous stage of work has been approved by the user.


Stage 1:


(1) Before the design activities begin, there should be clarity on all data and information from related service users about the needs and development needs to be met perfectly.

(2) At this stage the architects process the preparation of data and information received;

A. Design Program which is compiled based on primary and secondary data and information for.

After commissioning program and get the service user's consent, then used as the basis for the concept of play.

Stage 2: Stage of Design / Schematic Design


(1) Preparation

Stage 3: Design Development


(1) At the Design Development stage, the architect of the workforce has been approved by the service user to determine:

A. Construction systems and building structures, mechanical-electrical systems, and other related disciplines by considering their feasibility and appropriateness both separately and integrated.

b. Building materials will be structured in outline taking into account the benefits, materials, construction, and economy.

c. The cost of construction will be arranged based on the building system, all of which are presented in the form of drawings, system diagram diagrams, and written reports.

After review and approval of the service user, the results of this development will be used as a basis for starting the next phase.


(2) The objectives of this stage are:

A. To ensure and describe the size and shape of building characters in a direct, definite, and integrated way.

b. To finalize the overall concept of play, viewed from the alignment of the systems - systems contained in it both in terms of feasibility and function, aesthetics, time, and building economics.

Stage 4: Working Image Production Phase


(1) At the Working Drafting stage, based on the results of the Design Development approved by the service user, the Architect translate the draft concepts contained in the Design Development into detailed drawings and technical descriptions so as to individually or completely explain the process implementation and supervision of construction.

Architects present the implementation documents in the form of working drawings and written specifications and requirements of clear, complete and regular development techniques, as well as calculation of the quantity of work and cost estimates of development implementation clear, precise, and detailed.

(2) The objectives of this stage are:

Stage 5: Stage of Procurement Process of Construction Executor


(1) Preparation of Construction Procurement Document

At this stage, the architects process the drawings of the Working Draft into the format of the tender document which is accompanied by a description of the Work Plan and the Technical Conditions of Working- (RKS) and the RAB including the Bill Of Quantity (BQ) ).

(2) At the Auction Architect Stage assists the service user in whole or in part in:

c. Sharing tender documents to participants / auctions;

e. Receiving a cost offer from the construction executor;

f. Conduct an assessment of the offer;

g. Provide advice and recommendations on the selection of Construction Implementation to service users

h. Prepare Construction Work Agreement between Service Users and Construction Executor


(3) The objectives of this phase are:

To obtain a reasonable offer of cost and construction time and meet the technical requirements of the implementation of the work so that Construction can be accounted for and implemented properly and correctly.


Stage 6: Periodic Monitoring Stage


(1) At this stage:

a. Architects regularly review and supervise the field and hold regular meetings with service users and Integrated Supervisory Officers or MK appointed by service users.

b. In this case, the architect is not involved in daily or continuous monitoring activities.

c. The handling of periodic supervisory work shall be performed at most 1 (one) time in 2 (two) weeks or at least 1 (one) time in a month.


(2) If the construction site is located outside the city of the architect's residence, the costs incurred in connection with the architect's trip to the construction site shall be replaced by the service user in accordance with the applicable or agreed provisions and agreed upon previously.


(3) The objectives of this phase are:

a. To assist service users in formulating discretion and giving consideration to get action decisions at the time of construction, especially those that are closely related to the design made by the architect.

b. To assist the Integrated Superintendent or the Constitutional Court especially in dealing with construction issues related to the designs made by the architects.

c. To help ensure that the construction is carried out in accordance with the quality provisions contained in the design made by the architect.


II. Intellectual Property and Intellectual Property Rights

(1) Intellectual Property

a. Proprietary rights to any design document that has been created by the Architect, in any condition will remain in the Architect, including after the completion of the project or after the termination of employment, or if the completed draft is not realized.

b. The design document either in whole or in part shall not be used by the user of the service for any other project or added to the project concerned except with the permission of the architect with a written consent, and with the agreement of adding the service fee for the use of the document in accordance with the terms of the service fee.


(2) Right to the realization of the Design

a. The right of embodiment is the right to realize or embody an architectural design into a real architectural work.

b. The Service User shall enjoy the right of the design manifest as much as 1 (one) time after fulfilling the obligation to pay the service fee for the assignment for the design of the architecture and anything related to the assignment to the architect.

c. The re-embodiment of architectural design with or without any alteration shall be notified and with written consent of the architect and in return for services in accordance with the provision of rewards for re-realization of the applicable architectural design.


(3) Name Mark

The architect has the right to affix the architect's name to the architectural drawing


(4) Documentation Rights and Doubling Rights

a. Architects have the right documentation including making pictures or photographs or recording in other forms either inside or outside the design of the building.

b. Only architects have the right to duplicate the architectural design drawings they make.


(5) Intellectual Property Rights shall include the above rights set out in accordance with and not contrary to the prevailing laws and regulations, among others:

a. Law Number 19 of 2002 concerning Copyright;

b. Law Number 14 Year 2001 regarding Patent;

c. Of Law Number 15 of 2001 on Marks;

d. Law Number 31 of 2000 concerning Industrial Design; and

e. Legislation Regulating other Intellectual Property Rights.
